1. What is the price per m² in Agadir?
The median is 11,224 DH/m².
For each active Agadir listing that gives a price and a size, we divide the price by the size. We then take the middle value of those 42 results. Half of the listings sit above this figure, half sit below it.
This figure is a median of asking prices. It is not a sale price. A seller can ask one price and sell at a different price. The site does not publish actual sale prices, because it does not know them.
The median covers all of Agadir, all property types together. It therefore mixes very different homes. The median gives a reference point for the whole city, not a price for one specific home.
Official context, separate from the site median: the real estate price index published by Bank Al-Maghrib and ANCFCC is built from land-registry data. It uses the repeat-sales method, so it counts only properties sold at least twice during the period studied. That index measures change, not a price level per m². It does not replace the site median, and it must not be read as an Agadir sale price.
### A small sample, to be read with care
42 listings is a small sample. With a base this small, a few listings arriving or leaving can move the median. Read 11,224 DH/m² as an order of magnitude for Agadir's active listings on that date, not as an exact price for one home, and not as a price that applies to every district in Agadir.
2. Districts, by name only
The site does not publish a listing count per district or a median per district for Agadir in this report, because those figures were not verified for this report. The names below are the districts used for Agadir in this report, in no ranked order and with no price attached:
A city-wide median does not describe one district. To judge a district, look at its listings one by one, and note sizes, floors, and condition. District character is not described here, because no primary source was verified for those descriptions for this report.
3. Direction over time
Not enough history yet to show a direction.
The site does not yet have a long and stable enough history of its own Agadir medians to state a trend. This page therefore does not say whether Agadir prices are rising or falling. It will be updated when the site's history allows it, and only for months where the listing count is large enough to be read on its own.
4. What to check before buying in Agadir
This section gives general checks. It does not replace a notary, and it gives no fees, timelines, or percentages, because those figures were not verified with a primary source for this version.
- Ask for a recent property certificate, issued by the land registry (ANCFCC). That document names the registered owner and any charges on the title, such as a mortgage or a seizure.
- Compare the title with the actual home: size, description, boundaries. If the title size does not match the home you visited, ask before signing.
- Check that the seller is the registered owner. If a home belongs to several people, each one must take part in the sale or be validly represented.
- Tell a titled home apart from an untitled home. A titled home has a land title held by the land registry. An untitled home, often called melkia, rests on an adoul act. The legal safety is not the same in the two cases.
- Pay no deposit without a written document that follows the law, and get all fees in writing before committing.
