Median asking price in Casablanca on 2 November 2026: 16,019 DH/m², from 441 active listings, city-wide.
1. The median, and how it is calculated
For each of the 441 listings, we divided the asking price by the size in m². The median is the middle value of those 441 prices per m². Half of the listings ask more, half ask less.
This figure comes from listings on this site. It does not come from another portal, and it does not come from sale deeds.
That difference matters. An asking price is the price shown by the seller. A sale price is the price actually paid and recorded. The two can differ, because a listing can be negotiated, withdrawn, or left online after a price change.
Bank Al-Maghrib and ANCFCC publish, separately, a quarterly real estate price index built from land registry data. That index tracks recorded transactions, by city. It is not the same kind of measure as the asking-price median shown here. The two measures complement each other. Neither replaces the other.
This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether the shown price is still current. A listing can be old, already sold, or badly filled in. Always compare several recent listings in the same district, and check the property itself before any decision.
2. Districts, by number of listings
These are the districts with the most active listings in Casablanca, in our base on 2 November 2026. These figures are listing counts, not district medians. We do not publish a district median here, because none was calculated for this report.
Anfa and Maarif together account for 110 listings out of 441, about one quarter of the base. That means the city median is heavily influenced by these two districts, and by the other listings in the base. A city median does not describe one district. To judge a district, look at that district's listings one by one, and note their sizes, floors, and condition.

3. Direction over time
Not enough history yet to show a direction.
We do not publish a trend for Casablanca in this report, because we do not have, for this report, a site history series that would show whether the median is rising, falling, or flat. Claiming a trend from a single point, 2 November 2026, would be a guess.
When a monthly site series exists, this section will give the median month by month, with the listing count for each month, and will flag clearly any month where the count is too small to read on its own.
4. What to check before buying, in general terms
These are general checks. They do not replace a notary's advice, and they do not guarantee that a given property has no problem.
No figure in this report should be read as a promise of return, capital gain, or easy resale. This report describes asking prices, on a given date, in a given base. It does not predict future prices.
- **The title.** For a registered property, ANCFCC issues a property certificate. According to the official presentation of land registry products, this certificate attests the legal and material situation of the property at the time of the request. Check that the seller's name matches the name shown, and ask for a recent certificate, because a situation can change after the issue date.
- **What burdens the property.** The same certificate shows entries and charges recorded in the land register, for example a mortgage.
- **The property itself.** Check that the size, description, and condition match the listing and the title. Visit the property. A listing does not replace a visit.
- **The property's status.** A property without a land title does not follow the same checks as a registered property.
- **Fees and timelines.** We give no fee amount, no rate, and no timeline here, because these depend on the property type, the situation, and the rules in force at the time of the transaction.
