Kenitra house prices: price per square metre and prices by district

Asking prices in Kenitra, per square metre and by district, from the site's listings: Mimosas, Maamora, Mehdia and the other districts, and how to read the median.

Site median: 7,756 DH/m². Sample: 38 active listings with a price and a size. Date: 2 November 2026. Area: all of Kenitra. Asking prices, not sale prices.

1. What is the price per m² in Kenitra?

The median is 7,756 DH/m².

For each active Kenitra listing that gives a price and a size, we divide the price by the size. We then take the middle value of those 38 results. Half of the listings sit above this figure, half sit below it.

This figure is a median of asking prices. It is not a sale price. A seller can ask one price and sell at a different price. The site does not publish actual sale prices, because it does not know them.

Read this figure with care. Thirty-eight listings is a small base. The median gives an order of magnitude for this site's active listings on that date. It does not describe the exact price of one specific home, and it can move a lot if a few listings enter or leave the base. With a base this small, do not compare this median, figure against figure, with the median of a city based on several hundred listings.

Official context, separate from the site median: Bank Al-Maghrib and ANCFCC publish a quarterly real estate price index (IPAI), built from land registry data using the repeat-sales method. That index tracks the change in recorded transaction prices. It measures a change, not a price level per m². It therefore does not give the same type of measure as the median of asking prices presented here. The two measures complement each other. Neither replaces the other.

The median covers all of Kenitra, all property types together. It therefore mixes very different homes. The median gives a reference point for the whole city, not a price for one specific home.

2. Districts, by name only

The site does not publish a listing count per district, or a median per district, for Kenitra in this report, because those figures were not verified for this report. The district names used for Kenitra in this report are:

One point to know about Mehdia: it is a separate urban commune, administered on its own, on the Atlantic coast at the mouth of the Sebou River, but it works as Kenitra's coastal district. Do not read it as an ordinary central district when a listing names it.

We do not describe the character of each district here, because we have not verified those descriptions against a primary source for this report.

3. Direction over time

Not enough history yet to show a direction.

The site does not yet have a long and stable enough history of its own Kenitra medians to state a trend. This page therefore does not say whether Kenitra prices are rising or falling. With a single measurement point, on 2 November 2026, based on 38 listings, stating a trend would be a guess. This section will be updated when the site's history, with enough listings each month, allows it.

4. What to check before buying in Kenitra

This section gives general checks. It does not replace a notary, and it gives no fees, timelines, or percentages, because those figures were not verified with a primary source for this version.

  • Ask for a recent property certificate, issued by the land registry (ANCFCC). That document names the registered owner and any charges on the title, such as a mortgage or a seizure.
  • Compare the title with the actual home: size, description, boundaries. If the title size does not match the home you visited, ask before signing.
  • Check that the seller is the registered owner. If a home belongs to several people, each one must take part in the sale or be validly represented.
  • Tell a titled home apart from an untitled home. A titled home has a land title held by the land registry. An untitled home, often called melkia, rests on an adoul act. The legal safety is not the same in the two cases.
  • Pay no deposit without a written document that follows the law, and get all fees in writing before committing.
