Marrakech Property Prices — Price Report

Median asking price in Marrakech on 2 November 2026: 18,182 DH/m², from 441 active listings, city-wide.

Site median: 18,182 DH/m². Sample: 441 active listings with a price and a size. Date: 2 November 2026. Area: all of Marrakech. Asking prices, not sale prices.

1. The median, and how it is calculated

The median is 18,182 DH/m².

For each active Marrakech listing that gives a price and a size, we divide the price by the size. We then take the middle value of those 441 results. Half of the listings sit above this figure, half sit below it.

This figure is a median of asking prices. It is not a sale price. A seller can ask one price and sell at a different price. The site does not publish actual sale prices, because it does not know them.

The median covers all of Marrakech, all property types together: apartments, houses, villas, and riads. It therefore mixes very different homes. A riad in the medina and a villa in the Palmeraie cannot be compared directly. The median gives a reference point for the whole city, not a price for one specific home.

2. Districts, by listing count

The site does not publish a median per district for Marrakech. The figures below are counts of active listings, not prices. They show where the site's supply is concentrated, nothing more.

Gueliz alone holds a large share of the site's Marrakech supply. It is by far the most present district in active listings.

Gueliz is Marrakech's new town, built from the 1910s, west of the medina. Its avenues are wide and straight, unlike the medina's lanes. It holds apartment blocks, shops, cafés, and offices. It is the city's modern centre, and it is where apartment listings concentrate.

Hivernage sits south of Gueliz, near the medina walls. It is a residential and hotel district, quieter than Gueliz, with residences and hotels. The site has fewer listings there, but the district is distinct from Gueliz: less commercial, more residential.

The Palmeraie sits north of the city, in a palm-grove area. Homes there are mainly villas and large properties, on larger plots than in the centre. Its 33 listings therefore cannot be compared directly with Gueliz apartments.

  • Gueliz: 173 listings
  • Palmeraie: 33 listings
  • M'hamid: 24 listings
  • Hivernage: 20 listings
  • Route de Casablanca: 17 listings
  • Agdal: 13 listings

3. Direction over time

Not enough history yet to show a direction.

The site does not yet have a long and stable enough history of its own Marrakech medians to state a trend. This page therefore does not say whether Marrakech prices are rising or falling. It will be updated when the site's history allows it.

4. What to check before buying, in general terms

This section gives general checks. It does not replace a notary, and it gives no fees, timelines, or percentages, because those figures were not verified with a primary source for this version.

  • Ask for a recent property certificate, issued by the land registry (ANCFCC). That document names the registered owner and any charges on the title, such as a mortgage or a seizure.
  • Compare the title with the actual home: size, description, boundaries. If the title size does not match the home you visited, ask before signing.
  • Check that the seller is the registered owner. If a home belongs to several people, each one must take part in the sale or be validly represented.
  • Tell a titled home apart from an untitled home. A titled home has a land title held by the land registry. An untitled home, often called melkia, rests on an adoul act. The legal safety is not the same in the two cases.
  • Pay no deposit without a written document that follows the law, and get all fees in writing before committing.

What the site does not verify

The site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a home's price or availability is still current. A listing can expire, sell, or change after publication. The median on this page describes the site's active listings on 2 November 2026. It does not guarantee the price of any specific home.
