Mohammedia house prices: price per square metre and prices by district

Asking prices in Mohammedia, per square metre and by district, from the site's listings: Quartier du Parc, Nassim, Hay Salam and the other districts, and how to read the median.

Site median: 10,274 DH/m². Sample: 33 active listings with a price and a size. Date: 2 November 2026. Area: all of Mohammedia. Asking prices, not sale prices.

1. What is the price per m² in Mohammedia?

The median is 10,274 DH/m².

For each active Mohammedia listing that gives a price and a size, we divide the price by the size. We then take the middle value of those 33 results. Half of the listings sit above this figure, half sit below it.

This figure is a median of asking prices. It is not a sale price. A seller can ask one price and sell at a different price. The site does not publish actual sale prices, because it does not know them.

Read this figure as an order of magnitude, not as an exact price for one home. The sample is small: 33 listings. With a sample this small, a few listings more or fewer can move the median. The median also mixes all property types in the city together. An apartment, a house, and a villa cannot be compared directly.

Official context, separate from the site median: the real estate price index published jointly by Bank Al-Maghrib and the land registry (ANCFCC) is a quarterly index built from land registry data using the repeat-sales method. That index measures change, not a price level per m². It does not replace the site median, and it must not be read as a Mohammedia sale price.

2. Districts, by name only

The following district names appear in the site's active Mohammedia listings:

This report publishes no listing count per district and no median per district for Mohammedia, because those figures were not verified for this city. It also gives no character description of each district, because no such description was verified against a primary source for this report.

Mohammedia is an Atlantic coastal city, between Casablanca and Rabat. That position alone says nothing about the price of one specific home. To judge a district, look at its listings one by one, and note sizes, floors, and condition.

  • Quartier du Parc

3. Direction over time

Not enough history yet to show a direction.

The site does not yet have a long and stable enough history of its own Mohammedia medians to state a trend. This page therefore does not say whether Mohammedia prices are rising or falling. Stating a trend from a single point, 2 November 2026, would be a guess, and with a sample of 33 listings it would be even less reliable.

When the site has a monthly history with enough listings in each month, this section will give the median month by month, with the listing count for each month, and will flag clearly any month where the count is too small to be read on its own.

4. What to check before buying in Mohammedia

This section gives general checks. It does not replace a notary, and it gives no fees, timelines, or percentages, because those figures were not verified with a primary source for this version.

  • Ask for a recent title document, and check that the seller is the person named on it. A situation can change after a document is issued, so a recent document matters.
  • Check the charges recorded against the property, such as a mortgage.
  • Compare the title with the actual home: size, description, boundaries. If the title size does not match the home you visited, ask before signing.
  • Tell a titled home apart from an untitled home. A titled home has a land title held by the land registry. An untitled home, often called melkia, rests on a different kind of document, and the legal safety is not the same in the two cases.
  • Pay no deposit without a written document that follows the law, and get all fees in writing before committing.
