City: Rabat, Morocco. Headline data: Map Syndicat, 2 November 2026.

1. The median asking price in Rabat

The median asking price in Rabat is **22,822 DH/m²**.

This figure comes from Map Syndicat's active listings in Rabat. It was calculated like this: for each listing with a price and a floor area, the price was divided by the area, and then the middle value of those per-square-metre prices was taken. That is a median, not an average. An average would be pulled up by the most expensive homes. The median puts half the listings above it and half below it.

Read the figure with its details:

That last point matters. An asking price is what the seller shows. A completed sale price is what was actually paid and recorded. The two can differ. This page does not claim that 22,822 DH/m² is the price paid in Rabat.

A smaller sample than the largest cities

102 listings is a usable sample, but it is smaller than Casablanca or Marrakech, which each had 441 listings in the same pull. A small sample moves faster when a few expensive or cheap listings enter or leave it. So read 22,822 DH/m² as an order of magnitude for all active Rabat listings on that date, not as an exact value for one home.

One home is priced by its district, its condition, and its area. The city figure does not replace a visit.

Why other sources show other figures

Other sites publish Rabat averages around 11,000 to 14,500 DH/m², or district ranges that run much higher. They do not measure the same thing: some cover new homes only, some apartments only, some are averages rather than medians, and some cover a different period. Do not mix them. Use this page's figure, defined above, when quoting this page.

  • Sample: 102 listings with price and area.
  • Date: 2 November 2026.
  • Area: all of Rabat, with no district split in this figure.
  • Price type: asking prices, as shown in the listings. These are not completed sale prices.

2. Direction over time

Not enough history yet to show a direction.

That sentence covers Map Syndicat's own series for Rabat. A single measurement point, 2 November 2026, cannot show whether asking prices in Rabat are rising, falling, or flat. This page does not guess a trend from a single figure.

For context only: Bank Al-Maghrib and ANCFCC publish together the real-estate asset price index (IPAI). That index measures price changes from recorded sales, not a price level per square metre. So do not compare an IPAI percentage directly with the median shown here.

3. What to check before buying, in general terms

Rabat is Morocco's administrative capital. That fact alone says nothing about the price of one home. Before any purchase, check the home itself, not only the city.

This page promises no return, no capital gain, and no rental yield. It does not say that buying in Rabat is a good or a bad investment.

  • Visit the home and compare it with nearby listings of similar area and condition, in the same district.
  • Ask a notaire to confirm the title status of the home and any charges on it, before any commitment.
  • Do not pay a deposit on the basis of a listing alone. Get in writing what you are paying, to whom, and on what terms you can get the money back.

4. What Map Syndicat does not verify

Map Syndicat gathers listings published by other sites and sellers. The site does not verify whether a listing is genuine, whether its photos are real, who the seller is, or whether the price or availability is still current. A home shown here may already be sold, or its price may have changed. Check on site before any decision.
