Asking prices in Tangier, per square metre and by district, from the site's listings: Malabata, the city centre and the other areas, and how to read the median.
1. What is the price per m² in Tangier?
For each of the 119 listings, we divided the asking price by the size in m². The median is the middle value of those 119 prices per m². Half of the listings ask more, half ask less.
This figure comes from listings on this site. It does not come from another portal, and it does not come from sale deeds.
That difference matters. An asking price is the price shown by the seller. A sale price is the price actually paid and recorded. The two can differ, because a listing can be negotiated, withdrawn, or left online after a price change.
Tanger is a port city in northern Morocco, on a bay of the Strait of Gibraltar. The Tanger Med port lies east of the city, and the Al Boraq high-speed line links Tanger with Rabat and Casablanca. Those facts place the city; on their own they do not explain the level of the median, and this report assigns them no measured effect on prices.
Bank Al-Maghrib and ANCFCC also publish a real estate price index built from recorded sales, using the repeat-sales method. That index tracks how prices change; it does not give a price per m². It is therefore a different kind of measure from the median of asking prices presented here. The two measures complement each other. Neither replaces the other. This report quotes no percentage from that index for Tanger, because no Tanger-specific figure was verified from the primary bulletin for this report.
This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a home's price or availability is still current. A listing can be old, already sold, or badly described. Compare several recent listings in the same district, and check the property before any decision.
2. Districts, by name only
The following district names appear in Tanger listings on this site:
This report publishes no listing count per district and no median per district for Tanger, because those figures were not supplied or verified for this report. Do not read the list above as a ranking: the order says nothing about prices, or about how many listings each district has.
A city-wide median does not describe one district. To judge a district, look at its listings one by one, and note sizes, floors, and condition.

3. Direction over time
Not enough history yet to show a direction.
This report publishes no trend for Tanger, because it does not have a site-owned monthly history that would show whether the median is rising, falling, or flat. Stating a trend from a single point, 2 November 2026, would be a guess.
When a site-owned monthly series exists, this section will give the median month by month, with the number of listings in each month, and will flag clearly any month where the number of listings is too small to be read alone. With 119 listings, the Tanger median is already more sensitive to a few listings than the median of a city with several hundred listings.
4. What to check before buying in Tangier
These points are general checks. They do not replace a notary's advice, and they do not guarantee that a particular property is free of problems.
No figure in this report should be read as a promise of return, capital gain, or easy resale. This report describes asking prices, on one date, in one database. It does not predict future prices.
- **The title.** For a registered property, check who is recorded as owner and what burdens the property, for example a mortgage.
- **The property itself.** Check that the size, description, and condition match the listing and the title. Visit the property. A listing does not replace a visit.
- **The status of the property.** A property without a land title does not follow the same checks as a registered property.
- **Fees and timelines.** This report gives no fee amount, no rate, and no timeline, because those figures depend on the property type, the situation, and the rules in force at the time of the transaction.
