Fes house prices: price per square metre and prices by district

1. What is the price per m² in Fes?

For each of the 55 listings, we divided the asking price by the size in m². The median is the middle value of those 55 prices per m². Half of the listings ask more, half ask less.

This figure comes from this site's listings. It does not come from another portal, and it does not come from sale deeds.

That difference matters. An asking price is the price shown by the seller. A sale price is the price actually paid and recorded. The two can differ, because a listing can be negotiated, withdrawn, or left online after a price change.

Bank Al-Maghrib and ANCFCC publish, for their part, a quarterly real estate price index built from land registry data. That index tracks recorded transactions. It does not give the same type of measure as the median of asking prices shown here. The two measures complement each other. Neither replaces the other. We publish no Fes-specific figure from that index here, because it was not verified in the primary bulletin for this report.

Note the size of the base: 55 listings is small. The median gives an order of magnitude for this site's active Fes listings on 2 November 2026, not an exact value for one home, and a few listings added or removed can move it.

This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a home's price or availability is still current. A listing can be old, already sold, or badly described. Compare several recent listings in the same district, and check the home itself before any decision.

• **The seller.** Check that the seller's name matches the name on the certificate, and ask for a recent certificate, because a situation can change after the date of issue. If a home belongs to several people, each one must take part in the sale or be validly represented.
• **The home itself.** Check that the size, description, and condition of the home match the listing and the title. Visit the home. A listing does not replace a visit.
• **The home's status.** A home without a land title does not follow the same checks as a registered home.
• **Fees and timelines.** We give here no fee amount, no rate, and no timeline, because those amounts depend on the type of home, the situation, and the texts in force at the time of the transaction.
• **Deposit.** Pay no deposit without a written document that follows the law.
