What Map Syndicat is, and where listings come from
Map Syndicat is a free map search for property and cars in Morocco. Instead of opening one classifieds site after another, you search buy, rent and car listings on a single interactive map, filtered by city, price and type, and you open the original advertisement when something interests you.
Listings on this site are aggregated from public sources, including Avito, Mubawab and Facebook, and each listing links back to its source. Map Syndicat sells nothing and takes no commission: it is not a party to any sale or rental, and any price, visit or payment is agreed directly with the advertiser.
Listings also expire automatically three days after they were last seen, so advertisements that are no longer published at the source disappear here too. That keeps the map closer to what is actually available, and it is why a listing you saved may no longer be there a few days later.
The figures below are computed from listings seen on Map Syndicat itself, not copied from another site. For each city, the median price per square metre is calculated from recent asking prices, so it reflects what sellers are asking, not what properties finally sold for — a distinction that matters when you compare two areas or set a budget.
A median is a middle value, not an average pulled up by a few expensive properties, which makes it a steadier guide for an ordinary apartment. Read it together with the sample behind it: a median drawn from many recent listings is more useful than one drawn from a handful, and a city centre figure can sit well above the wider city median because central districts are priced differently from outer neighbourhoods.

Medians are computed from recent asking prices on this site. They are a guide to asking prices, not transaction prices, and they change as new listings arrive. Last updated: From the site's market data — no computation date recorded.
Explore Morocco by city
Every city has its own market, its own sought-after districts and its own price pattern. Start with the city you are interested in, compare its price per square metre with the rest of the country, then browse its current listings.
Casablanca
Morocco's economic capital: buyers and renters here search first by district, because prices and building styles change sharply from the centre to the suburbs, and apartment living dominates the market.
A market shaped by both residents and second-home buyers: the medina, the modern districts and the areas towards the Palmeraie attract very different buyers, so comparing by district matters more here than comparing by city alone.
The administrative capital, with steady demand from civil servants, diplomats and families: renters often look near ministries, universities and the Agdal and Hay Riad districts, where family apartments are the typical search.
A coastal city where seaside apartments and holiday homes sit alongside year-round housing for residents: buyers here weigh sea proximity and building age closely, because both move the asking price.
A port city at the Strait of Gibraltar whose market has grown with its port and industry: demand concentrates in the city centre and the newer residential districts, and renters compare new buildings with older stock near the bay.
One of Morocco's historic cities, where the old medina and the newer Ville Nouvelle are almost two different markets: traditional houses and riads sit beside modern apartments, and buyers need to be clear which of the two they are pricing.
Short, practical explainers drawn from how buying, renting and car shopping actually work in Morocco. Each one points you to the tool on this site where you can put it into practice.
Buying real estate in Morocco
Buying property in Morocco follows a clear sequence: search and visit, agree the price, sign a compromis de vente, then complete the sale before a notaire and register the property. This guide walks through each step, the documents to ask for, and the checks worth making before you commit — starting with a search of current listings to see what your budget buys in each district.
A monthly rental in Morocco usually means a deposit, a written contract and a careful check of the home before you sign: water pressure, electricity, neighbours, building charges and what is included in the rent. This guide explains the terms you are most likely to meet, what to confirm in writing, and how to compare listings in the same district before deciding.
A used car purchase turns on papers and condition more than on the advertisement photo: registration documents, a valid contrôle technique, service history and a close look at the bodywork and tyres. This guide covers the checks to run before paying, how to compare asking prices for the same model, and where to start your search.
A pharmacie de garde is a pharmacy on duty outside normal opening hours, so that medicines remain available at night, on Sundays and on public holidays. The duty rotates between pharmacies in each city, which is why the pharmacy that was on duty yesterday is not necessarily the one on duty today.
On Map Syndicat, the roster shows which pharmacies are on duty today in your city, so you can find the nearest one without calling around. Check the roster before you set out, and note the pharmacy's address — in an emergency, the fastest route matters as much as the name.
Do not judge a listing by its price alone. Compare it with the median price per square metre for its district, look at how long similar homes have stayed on the market, and check what the same budget buys one district over. For example, a two-bedroom apartment that looks expensive in one neighbourhood may sit close to the district median once you compare like with like.
Rent with less friction
Renting goes faster when you filter before you visit. Narrow the map to your district and budget, shortlist homes that match your must-haves, and only then contact advertisers. For example, a renter looking in Agdal in Rabat can rule out half the listings on price and district alone, and spend visits on the homes that actually fit.
Find local favorites
Beyond buy, rent and cars, the map also surfaces restaurants, pharmacies de garde and community discoveries near the places you are already searching. For example, when you are weighing two districts in Casablanca, seeing what is open and on duty nearby tells you something about daily life there that a listing photo never will.
Frequently asked questions
The questions visitors ask most often about Map Syndicat, its listings and its data — answered plainly.
Is Map Syndicat free?
Yes. Searching the map, browsing listings and checking market figures and the pharmacy roster are free, and there is no commission on any sale or rental arranged through an advertiser you find here.
Does Map Syndicat sell property or cars?
No. Map Syndicat is a search and information site, not a seller, agent or intermediary. Any sale, rental or payment is agreed directly between you and the advertiser, and Map Syndicat is not a party to that transaction.
Where do listings come from, and how fresh are they?
Listings are aggregated from public sources, including Avito, Mubawab and Facebook, and each listing links back to its original advertisement. Because sources update constantly, freshness depends on when a listing was last seen at its source, and listings are removed here once they stop appearing there.
Why do some listings disappear after a few days?
Listings expire automatically three days after they were last seen. If an advertisement is taken down, sold or rented at its source, it stops being seen and then disappears from this map as well. A disappearing listing usually means the source advertisement is gone, not that the home or car no longer exists.
What does the AI price estimate mean — and what does it not mean?
Where shown, an AI price estimate is a computed guide based on comparable listings — similar homes or cars, in a similar area, at similar prices. It is not an appraisal, not a valuation by a professional, and not a promise of what a property or car will sell for. Treat it as a starting point for comparison, and verify with the advertiser and, for property, with a notaire before committing.
How do pharmacies de garde work on the site?
Pharmacies take turns being on duty outside normal hours, and the roster rotates from day to day. The pharmacies section shows which pharmacies are on duty today in your city, so you can find the nearest one quickly instead of calling several pharmacies.
How do I remove or correct a listing?
Because Map Syndicat links to advertisements published elsewhere, the original advertisement should be corrected or removed at its source first, after which the change reaches this map as listings are refreshed. If a listing here is wrong, outdated or yours and you need it handled sooner, contact the site through the contact page with the listing link and the correction requested.
