Barcelona house prices per square metre, by district

The asking-price median for Barcelona homes listed on this site, and why districts differ. How the median is calculated, and what it does not promise for one home.

Site median: 12,968 EUR/m²

Base: 26 active Barcelona listings with a price and a size, on 2 November 2026

Area: the whole city of Barcelona, as covered by the site's listings

Price type: asking prices, not sale prices

1. The median, and how it is calculated

For each of the 26 listings, we divide the asking price by the size in m². The median is the middle value of those 26 prices per m². Half of the listings ask more, half ask less.

This figure comes only from this site's listings. It does not come from another portal, and it does not come from sale deeds.

Two warnings change how this figure should be read.

First, the sample is small. It is 26 listings. With 26 listings, one or two expensive or cheap listings move the median far more than they would with hundreds of listings. Read it as an order of magnitude for these listings, not as an exact value for one home.

Second, the mix is skewed. Spain listings on this site are mostly larger villas and houses from sources aimed at buyers from abroad. They are not a representative sample of all homes in Barcelona. So 12,968 EUR/m² describes this site's listings, not the Barcelona market as a whole. Do not use it as Barcelona's general price, and do not compare it directly with the price of an ordinary Barcelona flat without taking into account what kind of home sits behind each figure.

An asking price is not a sale price. A seller asks one price. A buyer may pay a different price. The site does not publish actual sale prices, because it does not know them.

This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a home's price or availability is still current. Compare several recent listings of the same kind of home, and check the home before deciding.

2. Districts

This report publishes no district median for Barcelona, and no site-listing district count verified for this report.

No district is named here as expensive or cheap on site listings, because that claim is not verified for this report.

3. Direction over time

Not enough history yet to show a direction.

The site does not yet have a long and stable enough history of its own Barcelona medians to state a trend. This page therefore does not say whether Barcelona prices are rising or falling. It will be updated when the site's history allows it.

4. Buying a home in Barcelona: what to check

These are general checks. They do not replace an independent lawyer, and they do not guarantee that a particular home is problem-free.

No figure in this report is a promise of rental yield, capital gain, or easy resale. It describes asking prices, on a given date, in a given base of listings. It does not predict future prices.

  • **The NIE, early.** If you are a foreign buyer, you need a Foreigner Identity Number (NIE) for tax matters and for the deed. It is applied for on form EX-15. Get it before you commit to a home, not after. The NIE identifies you for tax and administrative purposes. On its own, it is not a residence permit.
  • **Your own, independent lawyer.** Hire an independent Spanish lawyer before you pay a reservation or sign a private contract. The agent acts for the seller, and the notary, though impartial by law, is not your lawyer. Your lawyer should read the contract before you sign it.
  • **The nota simple.** Ask for an up-to-date nota simple from the Land Registry (Registro de la Propiedad): it names the registered owner and any charges, such as a mortgage. Check that the seller is that owner, and that the description matches the home you visited.
  • **The Catastro, separately.** The Catastro is an administrative record, distinct from the Land Registry. Do not confuse a cadastral entry with ownership, or with the asking price.
  • **Arras, with care.** An arras contract can create binding obligations before the deed, and there are different forms of arras. Penitential arras (arras penitenciales) only allow withdrawal on agreed terms when that has been clearly agreed. If not clearly agreed, do not assume that right, or a universal 10% deposit. Amount and consequences depend on the particular contract. Have your lawyer explain what you lose if you withdraw and what the seller must return if the seller withdraws.
  • **The deed and the Registry.** The sale is formalised in a public deed (escritura) before a notary, then registered in the Land Registry. A private contract alone is not enough to register, or for a mortgage.
