Valencia house prices per square metre, by district

The asking-price median for Valencia homes listed on this site, and how it differs by district. How the median is calculated, and what it does not promise for one home.

Site median: 5,469 EUR/m²

Base: 21 active Valencia listings with a price and a size, on 2 November 2026

Area: the whole city of Valencia

Price type: asking prices, not sale prices

1. The median, and how it is calculated

For each of the 21 listings, we divide the asking price by the size in m². The median is the middle value of those 21 prices per m². Half of the listings ask more, half ask less.

This number describes only this site's listings. It does not describe the whole Valencia market.

Read it with care for two reasons. First: the sample is small, 21 listings. With so few listings, a few large or expensive properties move the median. Second: this site's Spain listings skew towards larger properties. That pushes the median up compared with a sample that included every type of home in the city in its real proportion.

An asking price is not a sale price. The seller asks a price. The price finally paid can differ, because it is negotiated, because the property is withdrawn, or because the price changes during the sale.

Spain's official sources measure something else. The Instituto Nacional de Estadística (INE) publishes a house price index based on transactions. The Colegio de Registradores publishes statistics based on registered inscriptions. Those measures follow completed sales, not asking prices.

This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a price or availability is still current. A listing can expire, sell, or change after publication. Compare several recent listings in the same area, and check the property before deciding.

2. Districts, with no site figures

This report publishes no district median and no district count for Valencia, because that breakdown was not verified in the site's 2 November 2026 pull. We do not invent those figures.

The names below are only areas that exist in Valencia, to help orient a search. No price or count is attached to them in this report: Ciutat Vella, which includes El Carme, La Seu, El Mercat, El Pilar and Sant Francesc; L'Eixample, which includes Russafa (Ruzafa in Spanish), El Pla del Remei and Gran Via; Campanar; Patraix; and Poblats Marítims, the Cabanyal area by the sea.

3. Direction over time

Not enough history yet to show a direction.

This report does not say whether Valencia prices are rising, falling or flat, because it does not have, for this report, a site-owned historical series that would support such a claim. Claiming a trend from a single point, 2 November 2026, would be a guess.

When a site-owned monthly series exists, this section will give it month by month, with its listing counts.

4. Buying a home in Valencia: what to check

These are general checks, not a lawyer's advice, and they do not guarantee a specific property is problem-free.

No number in this report should be read as a promise of yield, capital gain or ease of resale. This report describes asking prices, on a given date, in a given base. It does not predict future prices.

  • **The NIE.** If you are a foreign buyer, you need a Número de Identidad de Extranjero to buy in Spain. It is the foreigner's tax identification number. It is applied for at a Spanish consulate outside Spain or at a foreigners' office (Oficina de Extranjería) in Spain.
  • **Your own lawyer.** Instruct an independent lawyer, separate from the seller and the agent, to check title, charges and planning status. The notary is an impartial public official, not the buyer's representative.
  • **The nota simple.** Ask for the nota simple from the Registro de la Propiedad (Land Registry). That document states who the registered owner is and whether there are mortgages, charges or annotations on the property. The nota simple is informative only; your lawyer must verify behind it any debts or embargoes that may exist.
  • **The arras contract.** The contrato de arras is a private sale contract that fixes price, date and what happens if one side withdraws. Arras penitenciales, under Article 1454 of the Civil Code, have that effect only when clearly agreed; otherwise the arras may be confirmatorias. Do not sign an arras contract without your lawyer reviewing it, and do not pay a deposit without a written document.
  • **The deed and registration.** The purchase is formalised in a public deed (escritura pública) before a notary, and then registered at the Registro de la Propiedad. Registration is what secures ownership against third parties.
  • **Taxes and costs.** This report gives no tax percentage, no notary or registry cost, and no timeline, because those figures depend on the property type, the autonomous community and the rules in force at the time of the transaction.
