Sale house prices: price per square metre and prices by district

Asking prices in Sale, Morocco, per square metre and by district, from the site's listings: what an apartment costs in Sale, separate from Rabat, and how to read the median.

Site median: 9,810 DH/m². Sample: 37 active listings with a price and a size. Date: 2 November 2026. Area: all of Salé. Asking prices, not sale prices.

1. What is the price per m² in Sale?

The median is 9,810 DH/m².

For each active Salé listing that gives a price and a size, we divide the price by the size. We then take the middle value of those 37 results. Half of the listings sit above this figure, half sit below it.

This figure is a median of asking prices. It is not a sale price. A seller can ask one price and sell at a different price. The site does not publish actual sale prices, because it does not know them.

Read the size of the sample first. 37 listings is a small sample. A few very expensive or very cheap listings can move the median. Treat this figure as an order of magnitude for this site's active listings on that date, not as an exact price for one home. To judge a home, compare it one by one with recent comparable listings, and visit it.

Official context, separate from the site median: Bank Al-Maghrib and ANCFCC publish a quarterly real estate price index, built from land registry data. According to their methodology bulletins, that index follows registered transactions, using the repeat-sales method, and does not measure a price per square metre. It therefore gives a different type of measure from the median of asking prices presented here. The two measures complement each other. Neither replaces the other. No figure from that index for Salé is published here, because it was not verified for this city in this report.

The site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a home's price or availability is still current. A listing can expire, sell, or change after publication.

Salé stands on the right bank of the Bou Regreg, opposite Rabat. The two cities form a single urban area, linked among other things by the tramway. That position is why a buyer often compares Salé with Rabat, but it does not make Salé a district of Rabat. The median in this report covers Salé alone, not Rabat-Salé together.

2. Districts, by name only

The following district names are published here, as they appear in this site's listings for Salé:

No listing count, no district median, and no description of character is published for these districts, because those elements were not verified for this report. A city-wide median does not describe one district. To judge a district, look at its listings one by one, and note size, floor, and condition.

  • Plage Des Nations

3. Direction over time

Not enough history yet to show a direction.

The site does not yet have a long and stable enough history of its own Salé medians to state a trend. This page therefore does not say whether Salé prices are rising or falling. Stating a direction from a single point, 2 November 2026, on a base of 37 listings, would be a guess. It will be updated when the site's history, with sufficient monthly samples, allows it.

4. What to check before buying in Sale

This section gives general checks. It does not replace a notary, and it gives no fees, timelines, or percentages, because those figures were not verified with a primary source for this version.

  • Ask for a recent property certificate, issued by the land registry (ANCFCC). That document names the registered owner and any charges on the title, such as a mortgage.
  • Compare the title with the actual home: size, description, boundaries. If the title size does not match the home you visited, ask before signing.
  • Check that the seller is the registered owner. If a home belongs to several people, each one must take part in the sale or be validly represented.
  • Tell a titled home apart from an untitled home. A titled home has a land title held by the land registry. An untitled home, often called melkia, rests on a different form of proof. The legal safety is not the same in the two cases.
  • Pay no deposit without a written document that follows the law, and get all fees in writing before committing.
