The Hague House Prices: Price per Square Metre and Districts

Median asking price per square metre in The Hague (Den Haag) from Map Syndicat listings, with sample size and date, how it is calculated, and which districts searchers compare.

Median: 4,031 euros per m²

Base: 25 active listings in Den Haag, with a price and a size, on 2 November 2026

Area: the whole city of Den Haag

Price type: asking prices, not sale prices

1. What is the average price per square metre in Den Haag?

For each of the 25 listings, we divided the asking price by the size in m². The median is the middle value of those 25 prices per m². Half of the listings ask more, half ask less.

This figure comes from the listings on this site. It does not come from another portal, and it does not come from registered sales.

That distinction matters. An asking price is the price the seller asks. A sale price is the price actually paid and registered. The two can differ, because a price can be negotiated, a listing can be withdrawn, or a listing can stay online after a price change.

Read this figure as a description of a small group of listings, not as a description of the whole Den Haag housing market. With 25 listings, one listing more or less can already change the picture. Do not compare this figure with a figure over thousands of sales.

The official price index of CBS (Statistics Netherlands) and Kadaster measures something else: the price change of existing owner-occupied homes, based on registered sales. That index gives a change, not a price per m² for Den Haag on this site. The two measurements complement each other. Neither replaces the other.

This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a home's price or availability is still current. A listing can expire, sell, or change after publication. Look at several recent listings for the same type of home, and check the home itself before making a decision.

2. Districts, with no prices per district

Den Haag is divided into eight districts, called stadsdelen: Centrum, Escamp, Haagse Hout, Laak, Leidschenveen-Ypenburg, Loosduinen, Scheveningen and Segbroek. Each stadsdeel is divided further into neighbourhoods, called wijken.

This report publishes no median and no listing count per stadsdeel. For that, the group of 25 listings is too small, and the counts per stadsdeel were not checked for this report. A city-wide median says nothing about one stadsdeel. To judge a stadsdeel, look at its listings one by one, with size, home type and condition beside each one.

Two names help place the city, with no price attached to either. Centrum is the stadsdeel that includes the Binnenhof. Scheveningen is the stadsdeel on the coast, on the North Sea. Den Haag is the seat of government of the Netherlands. Amsterdam is the capital, not Den Haag.

3. Direction over time

Not enough history yet to show a direction.

This report publishes no trend for Den Haag, because for this report we do not have a stable series of our own medians that would allow us to say whether the median is rising, falling or flat. Claiming a trend from a single measurement point, on 2 November 2026, would be a guess.

Later, with a monthly series, this section will give the median month by month, with the listing count beside it.

4. What should a buyer check before buying in The Hague?

These points are general checks. They do not replace a notary's advice, and they do not guarantee that a particular home is free of problems.

No figure in this report should be read as a promise of return, price growth, or easy resale. This report describes asking prices, on a given date, in a given group of 25 listings. It does not predict future prices.

  • **The purchase agreement.** When buyer and seller agree, they record the terms in a purchase agreement, a koopovereenkomst. That agreement is as a rule binding, even when it is still called "preliminary". Read the full agreement, including its conditions, before signing.
  • **The cooling-off period.** After signing, a buyer of a home as a rule has a cooling-off period, a bedenktijd, of three days, during which the purchase can be cancelled without giving a reason.
  • **A buyer's agent.** You can hire your own agent, an aankoopmakelaar, who works only for you as buyer. That is not required. A buyer's agent does not replace the notary.
  • **The notary and Kadaster.** Ownership is transferred at a notary, with a transfer deed, a leveringsakte. The notary registers the transfer with Kadaster, the Dutch land registry. Only with that registration does the new owner appear in the public registers. Ask the notary which checks he or she carries out, for example on mortgages and other registrations.
  • **Transfer tax.** When buying an existing home, the buyer as a rule pays transfer tax, overdrachtsbelasting. The amount depends on how the home will be used and on the rules in force at the moment of transfer.
  • **The home itself.** Check that size, description and condition match the listing and the documents. Visit the home. A listing does not replace a viewing.
  • **Money and financing.** Arrange financing in advance, and get all costs in writing. This report gives no financing figures.
