Median asking price per square metre in Utrecht from Map Syndicat listings, with sample size and date, how it is calculated, and which districts searchers compare.
1. What is the average price per square metre in Utrecht?
For each of the 24 listings, the asking price was divided by the size in m². The median is the middle value of those 24 prices per m². Half of the listings ask more, half ask less.
This figure comes from listings on this site. It is not a sale price. An asking price is the price the seller asks. A sale price is the price later actually paid and registered. The two can differ, because a price can be negotiated, because a listing can be withdrawn, or because a price can change after publication.
Read this figure with care. It is based on 24 listings. That is a small sample. One or a few listings more or fewer can move the median noticeably. This figure describes only the active listings on this site on 2 November 2026. It does not describe the whole Utrecht housing market, and it is not the price of any one home.
A different measure is the price index published by CBS and Kadaster for existing owner-occupied homes. That index is based on registered sales and on WOZ values, and it measures change over time. The two figures complement each other. Neither replaces the other.
This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a price or availability is still current. A listing can expire, sell, or change. Compare several recent listings, and view a home yourself before making a decision.
2. Districts, without district prices
The municipality of Utrecht is divided into ten city districts: Binnenstad, Oost, Leidsche Rijn, West, Overvecht, Zuid, Noordoost, Zuidwest, Noordwest and Vleuten-De Meern.
This report publishes no median and no listing count per district. Those figures have not been verified for Utrecht. The city median must therefore not be read as the price of a particular district. A home in Binnenstad and a home in Leidsche Rijn can differ sharply in build year, type and size, even though the city median is a single number. Judge a district from its own listings.
3. Direction over time
Not enough history yet to show a direction.
This report publishes no trend for Utrecht, because for this report there is no long and stable series of the site's own medians from which it could be said whether the median is rising, falling or flat. Claiming a trend from a single measurement point, on 2 November 2026, would be a guess.
When a monthly series from this site exists, this section will give the median month by month, with each month's listing count.
4. What should a buyer check before buying in Utrecht?
These points are general checks. They do not replace advice from a notary or a broker.
No figure in this report should be read as a promise of return, value growth, or easy resale. This report describes asking prices, on a given date, in a given set of listings. It does not predict future prices.
- **The purchase agreement must be in writing.** For a private buyer of a home, the purchase must be laid down in a written agreement. A verbal agreement alone is not enough. Check that price, transfer date and any conditions are in the agreement before you sign.
- **Cooling-off period (bedenktijd).** Under Article 7:2, paragraph 2, of the Dutch Civil Code, a private buyer has a three-day cooling-off period after receiving the purchase agreement signed by both parties. During that time the buyer can withdraw from the purchase without giving reasons.
- **The notary and Kadaster.** Ownership passes only at the notary. The notary draws up the transfer deed (leveringsakte), and after signing it is registered at Kadaster. Only after that registration is the buyer recorded as owner. The notary checks, among other things, whether the seller is the owner and whether there are seizures or other registrations on the property.
- **Conditions and financing.** Conditions, for example for financing, must be agreed before signing and written into the agreement.
- **Costs and taxes.** This report gives no amounts for notary fees or transfer tax, because they depend on the buyer, the type of home and the rules at the time of transfer.
- **The home itself.** View the home. Check that size, description and condition match the listing. A listing does not replace a viewing.
