Rotterdam House Prices: Price per Square Metre by District

Median asking price per square metre in Rotterdam from Map Syndicat listings, with sample size and date, how it is calculated, and why district prices differ.

Median: €4,206 per m²

Base: 27 active Rotterdam listings with a price and a size, on 2 November 2026

Area: the whole city of Rotterdam

Price type: asking prices, not sale prices

1. What is the average price per square metre in Rotterdam?

For each of the 27 listings, we divided the asking price by the size in m². The median is the middle value of those 27 prices per m². Half of the listings ask more, half ask less.

This figure comes from the listings on this site. It is not a median for the whole Rotterdam housing market. It describes only these 27 listings, on this date.

That distinction matters more than usual here, because the sample is small. With 27 listings, one listing joining or leaving can move the median clearly. Read €4,206 per m² therefore as an order of magnitude for these listings, not as an exact price for one home.

An asking price is the price the seller asks. A sale price is the price finally paid and recorded. The two can differ, because a price can be negotiated, because an offer can be refused, or because a listing can stay online after the price has changed.

CBS and Kadaster also publish a price index for existing owner-occupied homes, measuring change in sale prices from registered sales and WOZ values. An index is not a price per m² and cannot be placed directly next to this median.

This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a home's price or availability is still current. A listing can expire, sell, or change after publication. Compare several recent listings for similar homes, and check the home itself before making a decision.

2. Districts

This report publishes no district breakdown for Rotterdam.

For this report we have no verified listing counts per district and no verified district medians. A district figure based on such a small sample would be misleading.

The city-wide median therefore says nothing about one district on its own. To judge a district, look at its listings one by one, with size, home type, and condition noted.

3. Direction over time

Not enough history yet to show a direction.

This report publishes no trend for Rotterdam, because we do not have a stable series of this site's own medians. Claiming a trend from a single measurement point, on 2 November 2026, would be a guess.

When a monthly series from this site exists, this section will give the median month by month, with the listing count for each month, and will state clearly in which months the count is too small to read on its own.

4. What should a buyer check before buying in Rotterdam?

These points are general checks. They do not replace advice from an agent or a notary, and they do not guarantee that one specific home is without problems.

No figure in this report is a promise of return or price growth. It describes asking prices, on a given date, in a small sample. It does not predict future prices.

  • **Get your own agent, if you want one.** The seller's agent acts for the seller, not for you. A buyer's agent (aankoopmakelaar) can guide you through viewings, an offer, and checking the documents.
  • **The purchase contract.** When a private individual buys a home, the purchase must be recorded in writing in a purchase contract (koopovereenkomst). Read the full contract before you sign, including the resolutive conditions that are, or are not, in it.
  • **The cooling-off period.** A private buyer has three days of cooling-off time (bedenktijd) after receiving a copy of the signed purchase contract. Within that period the buyer can withdraw from the purchase without giving reasons.
  • **The notary and Kadaster.** The transfer of ownership goes through the notary, with a transfer deed (leveringsakte), and is registered at Kadaster. Ask the notary to check who the owner is and which charges rest on the home, such as a mortgage.
  • **The home itself.** Check that size, description, and condition match the listing and the documents. Visit the home.
  • **Costs and timelines.** This report gives no cost amounts, percentages, or timelines, because these depend on home type, situation, and the rules in force at purchase.
