Eindhoven House Prices: Price per Square Metre and Districts

Median asking price per square metre in Eindhoven from Map Syndicat listings, with sample size and date, how it is calculated, and which districts searchers compare.

Median: €4,423 per m²

Base: 33 active listings in Eindhoven, with a price and a size, on 2 November 2026

Area: the whole city of Eindhoven

Price type: asking prices, not transaction prices

1. What is the average price per square metre in Eindhoven?

For each of the 33 listings, we divided the asking price by the size in m². The median is the middle value of those 33 prices per m². Half of the listings ask more, half ask less.

This figure comes from the listings on this site. It is not a transaction price, and it is not a median for the whole Eindhoven housing market. With 33 listings, the sample is small. One expensive or cheap listing more or less can already move the median. Read €4,423 per m² therefore as an order of magnitude for the listings on this site on 2 November 2026, not as an exact price for one home in Eindhoven.

An asking price is the price the seller asks. A transaction price is the price actually paid and registered. The two can differ through negotiation or a listing staying online after a price change.

CBS (Statistics Netherlands) and the Kadaster (the Dutch land registry) also publish a transaction-based price index. That index measures change, not a price level per m², so it is not the same as the median here.

This site does not verify whether listings are genuine, whether photos are accurate, who the seller is, or whether a price or availability is still current. Compare several recent listings in the same district, and view the home before deciding.

2. Districts

We publish no median per district and no listing count per district here, because those figures were not verified for this report.

Eindhoven is divided into seven districts: Centrum, Woensel-Noord, Woensel-Zuid, Tongelre, Stratum, Gestel and Strijp. Five surrounding municipalities — Woensel, Tongelre, Stratum, Gestel en Blaarthem and Strijp — were merged into Eindhoven in 1920 as Groot-Eindhoven. That history explains the district names in listings. It says nothing by itself about prices. To judge a district, look at its listings one by one, with size, year built and condition.

3. Direction over time

Not enough history yet to show a direction.

We publish no trend for Eindhoven in this report, because we do not have, for this report, a stable series of the site's own medians from which it could be said whether the median is rising, falling or stable. Deriving a trend from a single measurement point, 2 November 2026, would be a guess.

When a monthly series from this site exists, this section will give the median per month, with listings per month, marking thin months separately.

4. What should a buyer check before buying in Eindhoven?

These are general checks. They do not replace a notary or a buying agent, and they do not guarantee that a particular home is free of problems.

No figure in this report should be read as a promise of return, price growth or ease of resale. This report describes asking prices, on a given date, in a given base of listings. It does not predict future prices.

  • **The selling agent works for the seller.** A buying agent (aankoopmakelaar) works for you as buyer, assesses the technical condition, compares earlier sales in the area and advises on the bid and conditions. Whether you use one is your choice, but do not assume the selling agent looks after your interests.
  • **The purchase agreement (koopovereenkomst).** After a bid is accepted, the purchase is set down in writing in a koopovereenkomst. Read it in full before signing, including resolutive conditions, such as financing and a building inspection.
  • **The cooling-off period (bedenktijd).** After signing, the buyer has a statutory cooling-off period of three days, during which the purchase can be cancelled without giving a reason. The period only starts once the buyer has received the agreement signed by both parties, or a copy of it, and cancellation must be in writing.
  • **Deposit or bank guarantee.** The buyer normally provides a deposit or a bank guarantee to the notary, as security until transfer. The amount and deadline are in the purchase agreement.
  • **Transfer at the notary.** Ownership passes at the notary, with a transfer deed (leveringsakte) and, with a mortgage, a mortgage deed (hypotheekakte). The notary registers the transfer at the Kadaster. Before transfer, check that the seller is the owner, that the description in the deed matches the home you viewed, and that you have seen the owners' association (VvE) documents if the home is an apartment.
