Sources & methodology

This page explains, in plain language, where Spain's price figures on Map Syndicat come from, how they were calculated, how fresh they are, and what they do not say.

The frozen snapshot

The figures on this site are medians computed from the site's own price records — asking prices collected before the listings were removed — frozen as a snapshot on 5 November 2026. The site shows no live listings and collects no listings from third-party sources. No figure is updated: a figure from 2026 describes the market as it stood then, not today.

Sale prices by city

Median sale asking price per square metre, computed on 4 November 2026 from this site's own sale listings. The sources for each figure are named on its city price page.

These are asking prices, not transaction prices. They describe only this site's sale listings for that city, not the whole city market.

Prices by district

No district sale figure has been published yet. The Eixample and Gràcia (Barcelona) and Salamanca and Chamberí (Madrid) pages are coming soon: when a figure is published, it will show its median, its sample, its computation date and its source.

Rent

Median asking rent per square metre and median monthly rent in Madrid, Barcelona, Valencia, Alicante and Sevilla, from the site's own rent records, frozen on 5 November 2026. Each rent city page shows its sample (N) and its data-as-of date. These are asking rents, not agreed rents. Rent pages show the price per square metre only, never a verdict on whether a price is good or bad.

Buying costs

The rates and amounts on the buying-costs page were checked against their sources on 4 November 2026. They are 2026 rates: do not carry a 2026 rate into 2027 without re-checking. Confirm the exact amount for your purchase with a notary before signing.

How the median works

The median is the middle value: half of the records in the group ask more per square metre, and half ask less. A median based on a small sample moves easily when a few records change, so read small-sample figures with extra care.

What the figures do not do

No figure is a transaction price, a live price, a valuation of a specific property, or a promise of price growth, rental income, or easy resale. Size, exact location, floor, age, and condition all move a real price away from a city or district median. Before deciding anything, visit the property, check the papers, and compare several recent comparable prices.
