Buying costs in the Netherlands
The costs added on top of the purchase price of an existing home in the Netherlands, in one table: each component with its rate and its source.
Amounts in euros (EUR).
Sources checked 4 November 2026. Rates are 2026 rates unless a row says otherwise; do not carry a 2026 rate into 2027 without re-checking.
This covers an existing home bought under kosten koper (k.k.). New-build homes are usually sold vrij op naam (v.o.n.); the cost split differs — check the developer's v.o.n. specification.

| Notary + Kadaster combined, guide indication | ~€1,000–2,500 for transfer + mortgage deeds together (estimate) | Secondary guides |
| NHG fee (borgtochtprovisie), ONLY if an NHG mortgage is taken | 0.4% of the mortgage sum; NHG limits 2026: €470,000, or €498,200 with energy-saving measures | nhg.nl |
| Valuation (taxatie), if mortgaged | ~€500–900 (estimate) | Guides |
| Mortgage advice / mediation, if used | ~€1,500–4,000 (estimate) | Guides |
| Buyer-agent (aankoopmakelaar), if used | No fixed figure — price on request | Guides (example amounts only, no tariff) |
The starter exemption is 2026 only; do not assume €555,000 carries into 2027.
The 10.4% rate is listed only to prevent confusion; it is not a home purchase.
The combined €1,000–2,500 is a guide indication, not a tariff: no official combined notary + Kadaster total exists.
NHG is optional, not a purchase tax.
Typical all-in cost
Owner-occupier, existing home, including financing extras (advice, valuation, NHG where taken): ~4–6% on top of the price (estimate, planning range).
Strict kosten koper (transfer tax + transfer deed + Kadaster only, no financing extras) is LOWER than 4–6%.
On a starter-exempt purchase (0% tax) it is lower again; on a non-main-residence purchase (8% tax) the 4–6% range does NOT apply — compute from the components instead of quoting a total.
This range is an estimate, not a statutory total.
Figures are typical, vary by case, and can change. Confirm the exact amount for your purchase with a notary (and bank/authority where relevant) before signing. This page is research information only, not legal, tax or banking advice.
