Buy a house with government aid
Daam Sakane (Aide directe au logement) is a programme of the Moroccan government, not of Map Syndicat. Map Syndicat only explains the programme; it does not provide the aid, decide who receives it, or pay it. The official source is daamsakane.ma, and the figures in this guide were checked there on 4 November 2026. Re-check the official platform before you act, because the rules can change.
The programme runs from 2024 to 2028. It helps first-time buyers purchase a new home from a promoter. The aid is paid to the notary, never in cash to the buyer, and it is deducted from the price you pay at the final sale deed.
How much aid can you receive?
The amount depends only on the price of the home, including tax (TTC). There is no aid for a home above 700,000 DH TTC.
100,000 DH
Up to 300,000 DH TTC
70,000 DH
Over 300,000 DH up to 700,000 DH TTC
No aid
Above 700,000 DH TTC
Who is eligible?
- Moroccan nationality, including Moroccans living abroad (MRE).
- First-time buyer: you must not own a home in Morocco and must never have received public housing aid.
- A new home bought from a promoter, first sale only, with a permis d'habiter issued on or after 1 January 2023.
- At least 2 rooms.
- You must occupy the home as your main residence for 5 years.
Check eligibility
Before you reserve anything, confirm that you meet every condition on this page: Moroccan nationality, first-time buyer, and a home that qualifies. If one condition fails, there is no aid.
Do not pay a large deposit to a promoter before you know you are eligible.
Find an eligible new home
Look only at new homes sold by a promoter, first sale, with a permis d'habiter dated on or after 1 January 2023, at least 2 rooms, and a price of 700,000 DH TTC or less.
Ask the promoter in writing for the permis d'habiter date and confirmation that the sale is a first sale.
Apply online on daamsakane.ma
Create an account on the official platform, daamsakane.ma, and submit your application there. Follow the platform's own identity check.
Fill in the details of the home and your situation as the platform asks, then submit.
Preliminary approval
The platform replies to your application. If you are pre-accepted, download the pre-acceptance receipt and give it to your notary.
This is an approval for the aid only. It is not a bank loan approval: if you need a mortgage, apply to your bank separately.
Go to the notary and sign the compromis
The notary draws up the preliminary sale agreement (compromis de vente) and deposits a copy of it, with the permis d'habiter, on the Daam Sakane platform.
Ask your notary to confirm every deadline that applies at this stage. A missed deadline can lose the aid.
Final approval and payment of the aid to the notary
Once the notary has deposited the documents, the aid is approved and paid to the notary, not to you.
Do not sign the final sale deed before the aid is in the notary's hands. Confirm the timing with your notary.
Sign the final sale deed
Sign the final sale deed (acte de vente définitif) before the notary. The aid amount is deducted from the price you must pay.
Confirm the deadline for signing the final act with your notary, and confirm the fees with your notary before you sign.
Registration and title
The notary registers the sale at the Conservation foncière (ANCFCC). Only that registration makes you officially the owner on the title. Afterwards, ask for a certificat de propriété in your name and keep it with your documents.
Occupy as your main residence
Move in and live in the home as your main residence for 5 years. Keep proof of occupation, such as utility bills.
Do not rent it out, sell it, or change it to professional use within those 5 years without taking advice first, as the aid may have to be repaid.
